REINZ figures for October 2025 show the real estate market overall appears to have stabilised. New Zealand’s median price decreased by 1.1% on October 2024, reaching $786,000 (compared to $767,250 in July 2025), but in New Zealand, excluding Auckland, the October median price increased by 0.6% from October 2024 to $710,000.

Nine out of the sixteen regions reported an increase in median prices since the same time last year. Auckland’s median price is back up over the $1 million mark (from $975,000 in July 2025), up 3.6% on October 2024 to $1,033,000.

Meanwhile, the West Coast hit a record high median price, up 17.9% to $460,000. Queenstown Lakes median price of $1,590,000 was up 2.3% from $1,555,000, recorded in August 2025.

The number of properties sold in New Zealand in October 2025 increased by 6.4% compared to October 2024 rising to 7505. Excluding Auckland, the number of sales increased by 9.2%, to 5200, a sure indicator confidence is returning to people who were previously reluctant to put their properties on the market. 

The sales figures indicate that most regions are experiencing a positive shift. Eleven regions recorded increased sales compared to the previous year, with the most notable being Gisborne (up 70.3% to 63 sales), the West Coast (up 51.7% to 44 sales), and Taranaki (up 26.0% to 184 sales).
