REINZ figures for February 2025 show six out of sixteen regions reported an increase in median prices with the West Coast experiencing the highest increase, rising 16.3% from $325,000 to $377,500 while Southland noted a 9.2% increase year-on-year, from $430,600 to $470,000. Canterbury, Tasman, Manawatu/Whanganui and Hawkes Bay also recorded value increases.

These regional increases help mitigate the drop in nationwide median price of 2.4%, from $791,000 to $772,000, year-on-year. However, that was influenced by Auckland prices as elsewhere the median price fell by half that (1.4%) from $710,000 to $700,000 compared to February 2024. 

In general, real estate market confidence in February was on the rise with increased sales and strong open home attendance.

HOW LONG DOES IT TAKE TO SELL A PROPERTY?

Nationally, median Days to Sell sat at 54 in February 2025.

Methods of sale are returning to 'the norm' with auctions becoming more favoured again - auctions represented 18.5 of all sales in February, a slight increase on the same month last year. However, real estate auctions are property dependent and should be tailored to values, locations and property types.  More properties are selling under the hammer and more interest and bidders are braving them.

Although a personal choice, auctions can get buyers to act more quickly and as one client recently shared 'we like auctions because you see the bidders are real and are not so reliant on what real estate agents are telling them about 'interest' which for some reason they doubted'. Something to keep in mind anyway.

Current market conditions, with ample stock, continue to amplify the importance of choosing a highly competent real estate agent with strong negotiation skills, rather than settling for an average one.
