What Price Houses Sold For In October 2024
Tue 23, 2024Spring brought a wave of real estate activity and optimism with total properties sold nationally increasing by 20.0% compared to October 2023. Sales for New Zealand, excluding Auckland, rose 22.7% year-on-year, with notable increases in Nelson (+112.8%) and Marlborough (+29.5%).The national median price increased by 0.7% year-on-year, from $789,500 to $795,000; month-on-month, it increased by 1.9%, from $780,000. Excluding Auckland, the median price rose 2.9% year-on-year from $690,000 to $710,000 and increased 2.2% from $695,000 compared to October 2024.

HOW LONG DOES IT TAKE TO SELL A PROPERTY?
Nationally, median Days to Sell sat at 42 in October 2024, down from 49 in September.
Methods of sale have changed overall with auctions less favoured and pricing becoming more popular. However, these are property dependent and should be tailored to values, locations and property types. While fewer properties are selling under the hammer, many do sell within days afterwards if the price is right. Auctions can get buyers to act more quickly which is often needed.
Current market conditions, with ample stock, continue to amplify the importance of choosing a highly competent real estate agent with strong negotiation skills, rather than settling for an average one.
